Building Process Step 2: Grading
The second step in the building process is Grading and Excavation. This is often an expensive step, particulary when the property has greatly varied elevations. We are very fortunate with this project. The lot was flat to start with and we just needed to raise the building pad about a foot.
Very often, what appears to be an easy build becomes extremely costly because excavation time far exceeds what was originally anticipated. Excavation equipment and operators cost hundreds of dollars per hour while in operation AND while sitting idle. It is important to be prepared and get a solid bid from the excavating contractor.
Storm Water Pollution Prevention Plans (SWPPP) are a serious consideration whenever removing or importing material onto a jobsite. Steps must be taken to prevent the contamination of waterways with construction waste that ends up off property or in drainage. We discuss these issues briefly in our video.

Las Vegas Project
We will be continuing our Building Process Video Series. The typical residential project takes 4-6 months, however, our Las Vegas Project was a 10,000 square foot custom home. While it may not be exactly what most owner builders are undertaking, it demonstrates the building process is common to all projects.
The ultimate goal is to show owner builders that a complicated, enormous custom home is built the in same way, using the same subcontractors, steps and materials as the smaller, "simpler" projects that most of us undertake. Of course, there will be unique challenges that may not apply to an individual's owner builder experience. They will, however, address another's issues.
I hope the videos are enjoyable and informative. We anticipate additional projects and video very soon.
